Estimated Construction Costs in Tampa Bay (2026)

Project costs in the Tampa, St. Petersburg, and Clearwater markets are driven by foundation type, wind zone, finish level, and jurisdiction fees, which is why the same floor plan can price 50 percent apart on two different lots. The ranges below reflect Construction Corps project history and match the ranges used in the estimator above.

Home Additions ($35K to $725K): A master suite addition of 300 to 600 SF typically runs $185,000 to $385,000 turnkey. Bump-out additions under 200 SF run $45,000 to $95,000, garage conversions $55,000 to $135,000, lanai-to-living-space conversions $35,000 to $85,000, and full second-story additions $325,000 to $725,000.

Accessory Dwelling Units ($95K to $725K+): Garage-to-ADU conversions anchor the low end of the range. Detached backyard ADUs require independent utilities, their own impact fees (often $4,000 to $9,000), and impact-rated openings, which moves them well up the range.

Custom New Builds ($625K to $3.5M+): A standard 2,000 to 2,800 SF inland custom home runs $625,000 to $975,000 turnkey. Mid-tier customs of 2,800 to 4,000 SF run $895,000 to $1.5M, premium builds above 4,000 SF run $1.4M to $2.2M, and elevated coastal builds on pilings in FEMA V zones start around $1.2M and can exceed $3.5M. Where exposure warrants it, we specify products carrying Miami-Dade Notices of Acceptance, the most stringent hurricane product approval in the country, even where the code does not require them. Lot, impact fees ($8,000 to $22,000 on a typical new single-family home in unincorporated Pinellas), and utility tap fees are passed through at cost as separate line items.

All figures include design, engineering, permitting, and all rough and finish trades. Use the estimator above for a range tailored to your project, then confirm it in a complimentary consultation.
