One contract. One accountable company.
FAQ

What is design-build?
Design-build puts design, engineering, permitting, and construction under one contract with one company. You get a single point of accountability and a budget shaped while the project is being designed, rather than discovered after bidding.
Is design-build more expensive?
The fee structure is comparable to hiring a designer and contractor separately, and the budget risk is usually lower, because the builder prices the project during design. Most of the expensive surprises in construction come from the gap between what was drawn and what was priced; design-build closes that gap.
Do you work in Tampa and Hillsborough County?
Yes. We serve Tampa and South Tampa and work across Pinellas, Hillsborough, and Pasco counties from our Clearwater headquarters.
Do you handle the permits?
Yes. Permitting is part of the contract, including flood zone, zoning, and right-of-way issues, and on most projects we use Florida's private provider option for plan review and inspections to keep reviews moving.
Can you build from plans I already have?
Yes. We review existing plans for constructability, code, and budget before pricing, and our in-house engineering firm handles any structural work the plans still need. If the plans are solid, you keep the head start.
Who owns the plans?
Plans are produced under our licensed engineering firm, and ownership and release terms are spelled out plainly in the design agreement before any drawing starts, so there are no surprises on either side.
How long does design take before permits?
It depends on scope: an addition designs faster than a tear-down rebuild. We set the design schedule in writing at the start of the design phase, and we use private provider plan review on most jobs to keep the permit stage moving once drawings are done.
